Retrofit Sprinkler Systems

Retrofitting Fire Sprinkler Systems in Houses Flats & HMOs

Retrofitting a domestic or residential sprinkler system into an existing property requires a careful balance of safety, practicality, and aesthetics. At GFS Sprinklers, we specialise in delivering fully compliant BS 9251 installations that integrate seamlessly into lived‑in homes, HMOs, and converted properties with minimal disruption and a clean, unobtrusive finish.

This page explains how retrofit installations work, what to expect, and how we ensure the pipework and sprinkler heads blend into your home as neatly as possible.

Why Retrofit a Sprinkler System?

Retrofitting is increasingly common in:

  • HMOs and rental properties needing enhanced fire protection
  • Loft conversions, extensions, and change‑of‑use projects
  • Properties with limited escape routes
  • Homes where vulnerable occupants need additional protection

A correctly installed sprinkler system provides 24/7 automatic fire suppression, dramatically improving life safety and reducing property damage.

Pipework: How We Route and How you can Conceal It

Retrofitting pipework into an existing building requires thoughtful planning. Our approach is always tailored to the structure and layout of your property.

We typically use CPVC fire‑rated pipework, designed specifically for residential sprinkler systems. It is lightweight, corrosion‑resistant, and ideal for retrofit installations.

Where possible, we route pipework through:

  • Loft spaces
  • Floor voids
  • Stud walls
  • Service risers
  • Cupboards and corners

Our goal is always to keep pipework hidden or discreet. In some cases, small surface‑mounted sections may be required, but we position these carefully to minimise visual impact.

To maintain transparency and keep costs fair, GFS Sprinklers does not carry out any boxing‑in, plastering, decorating, or making good.
Where required, you are free to use any contractor of your choice for cosmetic finishing.

Aesthetics: Keeping Your Home Looking Like a Home

Retrofitting a sprinkler system into a house or HMO doesn’t need to be disruptive or unsightly. With careful planning, discreet pipe routing, and the right choice of sprinkler heads, your system will blend seamlessly into the property while providing exceptional fire protection.

We can deliver Fully compliant installations with minimal disruption. We ensure Clean, discreet finishes with honest, transparent workmanship

We understand that homeowners and landlords want a system that protects without standing out. That’s why we offer two types of sprinkler heads, depending on the room layout and installation requirements.

The final result is a clean, modern, and unobtrusive system that protects without dominating the room

Concealed Sprinkler Heads

Concealed heads are the most discreet option and are ideal for living rooms, bedrooms, hallways, and other finished spaces.

How They Work

A flat‑plate concealed horizontal sidewall sprinkler designed for residential use. It sits behind a smooth cover plate that blends into the ceiling or wall. The plate detaches during a fire, allowing the sprinkler to activate.

Aesthetic Benefits

  • Ultra‑low‑profile appearance
  • Clean, modern finish
  • Ideal for retrofit projects where appearance matters
  • Available in multiple factory finishes

Exposed Residential Sprinkler Heads

Where concealed heads are not suitable — such as certain lofts, corridors, or areas with limited ceiling depth we use exposed residential sidewall sprinklers.

A small, thermosensitive, glass‑bulb residential sidewall sprinkler available in several finishes including brass, chrome, white and more.

Although visible, these heads are compact and tidy. Factory finishes allow them to blend into most interiors.
